Why buy an entire home if you will only live in it for six weeks?
Fractional ownership lets you own a prime Madrid residence while paying only for the share you will use. What it is, what it is not and who it suits.

Imagine owning a home in Salamanca while paying only for the share you actually live in. That is the idea behind fractional ownership.
A property is divided into shares. At Castelló 98 there are eight, and each share provides six weeks of use every year. The purchase is executed by public deed before a notary through the company that owns the property: it is an asset that can be sold and inherited, not a membership or temporary right of use.
The home is delivered furnished, equipped and ready to enjoy. A rotating calendar distributes peak dates fairly, while the specialist operator coordinates bookings, cleaning, maintenance, insurance, property tax, concierge and administration.
It is designed for international families and people outside Madrid who visit several times a year, buyers seeking a base in the city, and anyone who values a prime location without the cost and upkeep of an entire second home.
Before proceeding, read the co-owners’ agreement, consult an independent tax adviser and visit the home. If you plan to live in Madrid for more than two or three months a year, full ownership may suit you better.
